SRS Host Listing Agreement
General Hosting Agreement – Applies to All Approved Hosts

1. Purpose
StudentRoomStay International Corporation (“SRS”) connects qualified hosts with domestic and international students. By signing this agreement, you (“Host”) agree to meet the standards outlined herein and maintain active eligibility in the SRS Host Network.
This agreement is separate from any Placement Agreement, which outlines student-specific terms when a student is assigned to your home.
2. Eligibility Requirements
To be listed as an SRS Host, you must:
- Be at least 25 years of age and legally competent.
- Be a U.S. citizen or permanent resident.
- Have no disqualifying criminal history and pass an annual background check for all household members 18+.
- Maintain valid homeowners or renters insurance.
- Reside permanently at the hosting address.
- Agree to and abide by all current SRS policies, including:
- Host Family Code of Conduct
- Standards of Student Care
You must immediately notify SRS of any changes in eligibility or household composition, including new adult residents, dating partners who stay overnight, or additional students in the home.
3. SRS Services Provided to Hosts
- Access to vetted student matches
- Payment processing and stipend disbursement
- Ongoing support, including 24/7 emergency access
- Host training and resource materials
SRS does not guarantee placements or a minimum number of hosting opportunities.
4. Host Obligations
As a listed SRS Host, you agree to:
- Provide a safe, clean, and welcoming home that meets SRS housing standards
- Maintain responsive communication with SRS (within 24 hours)
- Cooperate with scheduled home visits and inspections
- Follow all applicable laws, including child protection regulations
- Not collect or request payment directly from students or their families
- Maintain confidentiality of student information
- Refrain from any behavior that may endanger students or damage the SRS brand
5. Background Checks, Host Inspections & Home Visits
- All household members aged 18+ must pass an annual background check through an SRS-authorized process.
- A host inspection is required prior to approval and can be completed either virtually or in person.
- Hosts must meet basic standards for safety, cleanliness, and student comfort.
- SRS reserves the right to conduct additional home visits, scheduled or unannounced, during any placement.
- Hosts must notify SRS of any material changes in the home, which may require re-inspection.
6. Insurance & Liability
- Hosts must maintain valid homeowners or renters insurance at all times.
- SRS is not responsible for property loss, theft, or damage.
- Hosts agree to file any applicable claims through their insurer.
- Hosts agree to indemnify and hold harmless SRS from any claims or damages related to their participation as a host, except where caused by SRS’s negligence.
7. Media Release
You authorize SRS to use photos, videos, or testimonials you provide, or that are taken during SRS events, for marketing and promotional use for up to 3 years after your agreement ends.
8. Termination & Suspension
- SRS may suspend or terminate your listing at any time for violation of policy or safety standards.
- You may request removal from the network with 14 days’ written notice, provided you have no active placement.
9. Governing Law
This agreement is governed by the laws of the State of California. Any legal claims must be filed in the courts of San Luis Obispo County, CA.
10. Agreement & Acknowledgement
By signing below, you confirm that you:
- Have read and understood this agreement and all linked policies.
- Meet the eligibility requirements.
- Agree to follow the Host Family Code of Conduct and Standards of Student Care.
- Understand that student-specific terms will be outlined in a separate Placement Agreement.
